A Little Flexibility

It Can Make All the Difference in Today’s Market

I recently had two closings that reminded me of something important about the market we’re in right now: sometimes, a little flexibility can be what gets a deal across the finish line.

For buyers, interest rates continue to play a big role in the decision to move forward. Even when a home feels right, the monthly payment can give people pause. And for sellers, that hesitation can mean fewer offers, longer timelines, or a transaction that never quite comes together.

One strategy I think is worth considering is a mortgage rate buydown paid for by the seller.

Here’s how it works: rather than negotiating exclusively on price, a seller can contribute toward lowering the buyer’s mortgage interest rate for a period of time. Depending on the loan structure, this can reduce the buyer’s monthly payments during the early years of homeownership, making the purchase feel more manageable.

For buyers, it’s worth asking your agent whether a seller-paid rate buydown could be part of your offer. For sellers, it may be worth considering whether offering this incentive could make your home more appealing to buyers who are on the fence.

Of course, every situation is different. The right approach depends on the purchase price, financing, the seller’s goals, and what makes the most financial sense for everyone involved. A lender can help determine what’s possible and explain the actual savings.

What I’ve seen is that we don’t always need to find a perfect solution to every market challenge. Sometimes, we just need to find a creative way to make the numbers work.

If you’re thinking about buying or selling, don’t assume you have to accept the terms exactly as they stand. There may be room to negotiate in ways that benefit both sides and help everyone move forward.

In this market, the right strategy can make all the difference.
